Job Introduction
Pinnacle Group are looking to recruit an experienced Property Manager to deliver a high-quality, customer-focused housing management service at a new development in Colindale, North West London. The site consists of approximately 300+ affordable homes at the Colindale Gardens development within the London Borough of Barnet. Your role will be to take full ownership and accountability for a new development at Colindale Gardens, Edgeware, ensuring they are maintained to a high standard and meet all contractual and compliance requirements.
This role offers remote working with regular site visits. The working hours are Monday - Friday, 9am-5.30pm.
You will be joining our Affordable Housing team based in Edgeware. The Affordable Housing team operates a large mixed portfolio of new and existing Affordable homes nationwide comprising Affordable and Social Rent, Shared Ownership and Supported homes.

Key responsibilities:
- Manage all property management functions, including void turnarounds (viewings, sign-ups, mutual exchanges), inventory management, and check-out appointments.
- Address and manage anti-social behavior cases, including the preparation and serving of legal notices, and represent the organisation in court proceedings when necessary.
- Conduct regular estate inspections, identify issues in communal areas, and ensure that required actions are completed without delay.
- Manage residential compliance, log and track tenant repairs using Qube PM software and client systems and oversee defect resolution.
- Monitor the performance of contractors and service providers, holding them accountable for the quality and timeliness of their work.
- Respond to tenant and client inquiries via telephone and written correspondence, ensuring timely and professional communication.
Key requirements:
- A good understanding and knowledge of Affordable rent unit management, residential lettings and the property industry.
- Knowledge of housing legislation and current practice.
- Experience of working in front line Housing Management.
- Be able to perform a whole range of housing management, including voids, sign ups, estate inspections and reporting repairs.
- Excellent work and diary management skills
